Every year, Remodeling releases its Cost vs. Value report for ROI on home remodeling projects across 149 different markets nationwide. We like to share this information with our clients because, while we know many of you come to us for projects that will enable you to remain in your home for many years to come, it doesn’t hurt to know what you’ll get out of your investment.

Bathroom Remodel

An upscale bathroom remodel will fetch you up to 60% ROI. An example of an upscale bathroom remodel would be expanding an existing 35-square-foot (SF) to 100 SF, installing a new shower with ceramic tiles and a luxury showerhead, installing a soaker tub, adding stone countertops with a double vanity, enhancing/redoing the cabinetry, and more.

Kitchen Remodel

A major upscale kitchen remodel in the Dallas area boasts 54% ROI. Upgrades for this type of project include stone countertops, an imported ceramic or glass tile backsplash, a commercial-grade range, a built-in microwave, a high-end under-mount sink, new lighting (including underlighting), and new flooring.

Universal Design Bathroom

Reaching up to 70% ROI, universal design bathrooms, also known as age-in-place bathrooms, are a great investment. This design approach enables aging or disabled homeowners to remain comfortably in their homes with various safety- and convenience-focused elements incorporated throughout the home. For this project, changes might include a widened doorway, reinforced walls with added grab bars and/or seats, wheelchair-height countertops and outlets, a walk-in shower with a fold-down seat, a comfort-height toilet, accessible storage, and more.

Master Suite Addition

An upscale master suite addition yields about 46% ROI. A project of this scale might start with a 32×20-foot addition over a crawlspace with a spacious sleeping area and an adjacent lounge area, a large master bath, a gas fireplace, custom built-ins, a walk-in closet, a walk-in shower and/or freestanding tub, a double vanity, enhanced lighting, and more.

An upscale bathroom addition will offer a return of over 50% of your investment when the time comes to sell. An addition of this scale might look like a new 100 SF addition to an existing master bedroom, with a 42×42 inch shower with ceramic tile walls, a recessed caddy, body-spray fixtures, and a frameless glass enclosure. It might also feature a soaker tub, a stone countertop with a double vanity, ceramic tile flooring, custom cabinetry, and more.
