Posted on: January 19, 2015

It’s a new year and it’s time for new beginnings, especially at home. Change the size of your house to increase livable space and boost property value with a gorgeous home addition from Hatfield Builders & Remodelers. It can seem a daunting project, but with our expert team and accommodating designers, you might be surprised at how smoothly the process can go. Give us a call, and we’ll help walk you through the five easy steps below to get the ball rolling on your new-and-improved space.

Dallas Home Addition 1

STEP ONE – NEEDS & WANTS

The purpose of a home addition isn’t just bigger and better; you’ll want to think about what your house needs that it doesn’t have now. Accommodate a growing family or steady stream of visiting in-laws with more bedrooms, add the chef’s kitchen you’ve always dreamed of, or build that home office. Many times, there’s no need to go through the trouble of moving to find your dream house – you can just expand the one you already love to fit your changing needs and wants.

STEP TWO – BUDGET & PLAN

Once the wish list is formed, you’ll need to land on a budget. A realistic plan for spending on your home addition will let you prioritize the things you most want and what you’ll need. You’ll want to keep two main things in mind while budgeting – what is going to most impact the quality of your life now, and what will have a solid, positive influence on resale value down the road.

STEP THREE – UP OR OUT?

You can build up or you can build out. Or, you can create an addition by expanding into current unused, or poorly laid out, space. You’ll have a longer conversation with our team about what actually works for your property, but feel free to do some baseline research ahead on your own. Can your home’s current structure, support walls, and foundation handle the addition? We can assess if it’s ready or needs to be fortified. A common solution is a “bump-out” where you slightly extend the home’s footprint without a new foundation. A bump-out can easily add a walk in closet to a bedroom, transform a galley kitchen to a U-shaped chef’s kitchen or turn an unused bedroom into a new family room.

STEP FOUR – FACE LIMITATIONS

The city or your Homeowners’ Association might not have the same castle-like visions for your abode as you do. Hatfield Builders can help you check your title for easements, setbacks, height limits, and other common restrictions to set a realistic plan in place. Some areas of Dallas have historical preservation rules that qualifying homeowners must follow. Are you aware of the Neighborhood Stabilization Overlay enacted by the Dallas City Council? Don’t worry – we’ll be able to tell you if your project is affected.

STEP FIVE – MAKE IT MATCH

Seek a cohesive look – new spaces that don’t match the existing structure will stand out and look awkward. For older homes, this can be more of a challenge, but we’ll make the new facade complement the current exterior and ensure that the architectural style (gables, shutters, siding, trim, and so on) work. We’ll also mirror the roofline to bring everything together. This process helps maintain a historic feel and honor the integrity of the home’s original design.

DESIGNER’S CORNER

In keeping with the theme of a new year, consider a fresh start for some of the spaces in your home. Complement that beautiful addition or remodel with quick and easy design fixes. Even a very modern kitchen can benefit from an Oriental or otherwise classic and colorful area rug between the island and the sink. Keep those feet warm while you prep breakfast this winter, and add a bold pop of color without reworking the tiles with this quick addition.

Or, freshen up your bathroom by swapping out ho-hum products with a suite of Kiehl’s facial cleanser, moisturizer, and so on. Anything in clean, pretty packaging will do. We also love to place fancy French soap in downstairs bathrooms that are most likely to be seen by guests, and you’ll be surprised at how far a monogrammed towel will go. Have fun freshening things up with a few easy accessories, and resolve to make it a lovely new year in every room of your home!
